Renters moved out middle of the night

My brother went to try and collect rent and some people he didn't know were rummaging through the duplex. They said that the renter was not returning, she gave them the key and told them to get what they want, so you can imagine what the inside looked like with people going on a scavenger hunt. My brother got them out of the house and got the key.
Next day he returns and the windows he previously checked are all set to look locked but are not. New door lock installed.
Long story longer, we got a bunch of stories from the gal and her husband and she says they are split up because of his drinking and she is now out of state, he is saying he is with the whole family in Georgia, and the duplex is in Washington. One of our step-relatives lives on the same street and sees the gal driving back and forth twice in the last week. My brother did manage to get her to sign a waiver to allow us to get rid of the stuff and take over the house via the internet, that is a big relief. Besides leaving so much kid and adult clothes and mattresses and essentially the entire house including some family pictures they did manage to take our washer and dryer.
My back went out while trying hunting boots on at Cabelas for one of their door buster sales first thing in the morning but worked the entire day and I still hurt real bad this morning after loading my trailer and going to the dump instead and unloading yesterday. My buddies all went drag racing while I did this. The yard is small and me and a step-nephew pulled out 1660lbs of trash, just from the back yard.
Power went off just as we got control of the house and I had to pay a 235.00 bill including the re-connect fee and a 118.00 fee for the trash from the back of the house as well as in this 2 bedroom they had enough people while they were there that our water bill doubled, they poured grease down the sink so long we had to pay an emergency fee this last spring,on a weekend, to get it broke up and pumped that cost us some money.
Good to have them out. The only saving grace, but we are not sure because we really cannot see the floor yet from how many clothes and things they left behind, is that the flooring and walls have regular wear and tear and not anything super bad.

And this is the cleaned version with the dead spots in the yard from the mattress and other items. We almost threw up a few times from the smell from the bags of trash that they left behind because they did not pay to have trash pickup.
